    Plan Fees

    It's good to have a plan(s). It's better to have good plans. It use to be that an architect would charge about 10-12% of the cost of the building (his work included everything...plans, engineering, materials list and costs, supervision of the job and ultimately responsibility for the whole project). Not so anymore, and not necessary in many parts of the country. Nevertheless, times are changing and "time is money", as they say (whether it is yours or mine). And as I get older it is more precious to me as well. So for a while at least, my prices are going up. Scribe log homes, timber frames, and really bizarre layouts and difficult Building Dept(s) are going to be charged $145.00/hr. (I checked with a few resources and architects are usually around $200-$300/hr. But I'm no architect...just an old log dog with 35 builds and 45+ years of experience. Currently LHBA clients have been charged $75/hr. and that has got to change, I'm afraid. So let's just go midway and call it $110/hr.

    There is good news on the horizon...
    AI is coming fast, and I hope I can train an agent to design log homes and produce construction documents....fast. This means when fully functional, I can be a plans checker and free up my time and reduce client's fees substantially. Don't know how much but could be in the 60-80% range.

    BTW, we are seeing high end log homes coming in at $300/sq. ft. here in Oregon.
