View Full Version : Land for Log home zoned for "agriculture". Can you still build ?

I think it is originally meant for something along the lines of farming and the like.
Can you still build a log home on it ? Does that mean that I would have to put all my own foundation, elec, water, etc.,.?
This is a brief excerpt of the description:

"Will likely be part of major development someday but right now is suitable for farming. Buyer to obtain any variances needed for other use (retreat lot, buildings etc.) Some owner financing possible. Most abutting land is also available."

Get the exact zoning. Fully research what the zoning allows. Search the internet on lawsuits in your state over your particular zoning. You may even need to research what IRS says about agricultural land.

In NY state there are a lot of different activities that can qualify a property with an agricultural zoning. Growing heather, pinecones, mushrooms, raising bees, collecting maple syrup. It may be a preferable zoning than to get a variance and be residential.

Here in Colorado, if it zoned Ag you cannot build on it without a variance. The variance is usually not difficult to get. YMMV!!!!
