Hey all, "JohnnyCoho" here... Been awhile, sorry been enjoying living the dream in our log home. Forgot my old password and cant seem to get a new one sent to me or its somehow getting blocked... Ellsworth, get on it!!

While I'm at it Ellsworth, get your butt up here and get some finished pics already!

OK, the real reason for this post, I recently received the following email;

John,
Dear Sir,
I read about your log home and I would really like to know,

what do you think about it now that you have lived in it for
several years?
--
I have read about building log homes, all the different types,etc,
for several years now.
I plan to start my own some day soon.
I have read a lot of stuff about the butt and pass method you used.
Some swear by it others not so much?
It seems to be kind of hard to find anyone willing to talk about it
after living in it for a few years.
I would really appreciate your honest opinion about this method of
building log homes.
Did you have any problems with air intrusion after a few years?
I have read that the chinking does not hold up so well with this
style of building.
What about settling issues?
Did you have any problems at all with the walls settling?
I know you are very busy and I do not mean to bother you.
I would just like a few quick details about what you think about
this log home you built after living in it for a while, and if you
would build it the same way again.
This would help me decide if this is the right method for me.
I live in Georgia, and I was wondering if where you live - do you
have problems with carpenter bees?
I sure do.
If so , have you had a problem with them getting in to your logs?
I can't seem to find any real opinions about that either.
That is all I reckon.

And here's my response and testimonial to living the dream and building our dream home using the Butt and Pass method originally taught to me in one of Skip Ellsworth's original classes in the early 90's;

Greetings Greg,

Sorry for not getting back to you sooner here... As a full time fishing and hunting guide I just finished up our hunting season with our annual week long elk hunt away for a week in southern Washington with my beautiful bride.

Our Log Home?... We love it and I would honestly never live anywhere else in the world or in any other home! I built this home as a life long dream and built it to last generations to come!! Honestly!!

It was a long process building our dream home ourselves and out of pocket but all well worth it in the end. This place was honestly the talk of the county as it was going up and when I called for our final inspection from the county the inspector came out and said, "John, before we sign off on your beautiful home the county has just one change we would like you to make." I was both startled and shocked to say the least and asked what change they wanted me to make and his response was, "We want you to put a big rudder on the top of your home! Everyone in the county calls your place John's Ark and its built just that strong. If we ever get a 100 year flood or one of the dams break the county wants you to start loading them up two by two." ... And I think that was the biggest complement anyone could have given me!

To answer all of your questions;

1. Yes, I'll swear by the butt and pass method as the way to go!

2. I have no problems with any kind of air intrusions because I did it right. Unlike kit home builders who would never make a profit if they properly seasoned their logs, my logs were seasoned for a full year out on log racks and turned weekly. 90% of your logs shrinking occurs in the 1st year the logs are down. My logs were also cut at the right time of year, in the middle of the winter when the sap was down. Also because my logs were cut in the middle of the winter and were seasoned for a full year before the stacking process began I have very little checking in my logs compared to kit homes or those who just start stacking right away. I had very little moisture content left in my logs when I was all sealed in from the elements and even when it was very cold outside and I had our first raging fire in the wood stove I still had very little checking! Still don't!

3. As far as the Chinking goes I did not go with the traditional chinking methods they taught in class and opted for the commercial "Perma-Chink" style synthetic chinking. Since my logs were seasoned first before stacking and because the Butt and Pass method taught in class is so sound I have had no separation in my chinking at all and still have done no maintenance, interior or exterior other than a good washing with a hose and log wash every spring since the completion of our home.

4. Because the logs are pinned every two feet, staggered every other layer, with re-bar... (re-bar going through the first log and half way through the next below) and logs shrink in and not down they get nothing but tighter on the re-bar driven through them... hence, no settling at all!! I still have some window cut-out pieces where a piece of re-bar is half shown all the way through a split piece of log and I guarantee you can't get it out!

5. Again, the walls don't settle. Logs shrink inwards basically clamping themselves tighter to the re-bar pinning the logs together.

6. Granted they have now developed much easier ways of doing things from when I built my home, like using a rotor-hammer to drive the re-bar rather than a 15 pound hand sledge (Cheaters!! Just not the same torture and pain!... One of those, "Why didn't I think of that" things) Honestly, if it were my dream home I was building and my first log home, would I build it the exact same way?.... Without a doubt, HELL YES!! Now if you were to ask me, would I build another one exactly the same given the opportunity... HELL NO!... Well, maybe... if someone gave me say 100,000 acres of prime fishing and hunting land in Montana for free.
I literally put blood, sweat and tears into this very labor intensive love of ours and tell those that have helped along the way if I ever get the inclination to start over to grab that 15# sledge and beat me over the head with it!! Meanwhile we are planning on starting 2 smaller 200 Square foot guest cabins this summer.... Yes, built Butt and Pass too but using only 6" diameter logs on a far less grander scale.

Even after all the pain, blood, sweat and tears is over and almost forgotten, the Oohs and Awes never stop coming and you can honestly tell others, "I built this place!" with a pride that not many will ever match. So too will generations to come, if you so choose, be able to tell the story of how you built your own castle with your bare hands.

No, I don't have any problems with Carpenter Bees, Ants or other pests after having treated the logs only once with a borate solution before staining. My problem is with wood-peckers using our ridge pole or street signs out front to send out their mating calls every year... noisy buggers!! Also the lady bugs and flies will love finding their way into your home for the winter months as well.

So from one that's, been there and done that, if this hasn't sold you on the pure love of living in and building your own log home... Come on out for a visit and see for yourself!!

Honestly, it seems that many builders leave the forums when their build is done and rarely return....and I understand it. I can see how it would be nice to move on and find new projects and just start living after such a build. But it is truly valuable to have members who live in their home and can report back every so often on what problems/maintenance, if any, they have encountered and how they handle them. I am happy to hear that all the time & planning you put into yours has paid off dramatically! If we ever make it up to visit a few members, we will certainly take you up on the offer to visit ;-)

It doesn't look like HTML code works here. That, or I'm not posting it correctly. But the INSERT IMAGE button on the toolbar here seems to work. Gonna try it again with the second photo. I tend to create websites for my projects and host my photos on their servers, so all I would need is the location of the photo when using the INSERT IMAGE button. Because of the free image hosting sites such as Flickr and Picasa I really don't like Photobucket and find it limiting (just my opinion, remember). ----- Regardless, the Koenig's home is definitely BEAUTIFUL!

The Koenigs built there house using the LHBA method (butt and pass). John might be offended if he thought someone thought it was a kit. Ha ha. They did an awesome job. It is a work of art. They have their website listed under the million dollar rolodex.

I think the thread took a wrong turn at Albuquerque. It seems like there was just a simple misunderstanding, with no disrespect intended. Someone either didn't look closely, or isn't familiar enough with our style to spot a B&P home when seen.

John's home is 100% Skip style butt and pass. It was a quick guess at a quick look at all the angles on the roof. Most LHBA houses have much simpler style roofs. Not the last mistake I'll make.

I got to go visit John's home a couple years ago and it is even better in person if that is possible!

I was also quite interested in how he used skip sheathing to place his metal roof on. This makes a 12/12 roof seem somewhat more possible for us who don't frame houses for a living as it leaves something to scramble around on. It is probably quite a bit cheaper as well.
