View Full Version : Counties Without Building Codes

If I decide to build in a county that has yet to adopt any building codes, only to find out that after my home is built, the county decides to adopt and enforce building codes in my area, will my home be subject for inspection? How does this work, and will this be a problem for me (assuming I build per LHBA-recommended guidelines)?
Many thanks.

If you build and move in before they adopt building codes, they can't come back and enforce anything. However, most everything the class teaches will be far above minimum code anyways.

Yep, like Shark says, you'd be "grandfathered" in.
I would have loved to got a property without much/any building code requirements, (not that I'd build sub-code, I just don't like the hassle and expense) but to find a property that met my requirements and to be building code free just wasn't going to happen. (took me 5 years just to find the property I settled on)

I had a long discussion with my building inspector about thes when they came out with the "log construction building code" in 2008. He basicly told me they cannot apply it because I already had my building permit. As rod said it will be grandfathered. Then he told me that my plan far exceeds the code, so he is not worried about me anyway.

Thank you, all. That's good to know.

The only real benifit (in my eyes) to not deal with codes, or the man enforcing them, is calling them up to get them to sign off.
I only deal with septic but i sign that I will build to codes=just as a city home. So that leaves the city off the hook if the home sells and colapses-and I cheated to save time or $$$ A home built to code is sometimes not the best---overkill is better if you live in wind speeds and snow loads you need to deal with. My wind speed is 90 mph but i will most likely try for 110-120....etc
