Sooo does anyone know where to find good land at a decent price in Minnesota? So far I have found nothing...lol.
What is the going rate per acre? I can only seem to find some land that is about 5 to 10k an acre and I don't want to pay that much! We're just looking for land right now but I would like to be able to look in a different price bracket!

I find larger parcels that are better on prices all aroundstate, varies from 1K up an acre BUT you get 200 acres ... lol ... so that creates a new monster when I only want 10-20.
What part of state are you doing a land search for Shannon? Every now and then I'll hear of something but to date it's not been what I personally have desired as if I stay here it's got to be on water....preferably Ely - Falls area. And that seems to be still grossly over-priced.

BTW -- welcome back from another "7 kids family", one husband+one wife :+) The first time I was deployed to Iraq I still had 6 at home and left my wfie there for 13 months!!! Definately, the harder job.

Thank you both for responding. My husband is gone all week in Minneapolis for work so I am home alone with our kids too.
We're looking for land anywhere between Willmar, Mn to the Metro area. Would be nice to be somewhere wtihin an hour drive to Minneapolis. For my choice of land I am looking for 5 to 10 acres and would like it to be some what wooded so we are able to use some of our own trees. I plan on using Red Pine.

within 1 hr of minneapolis seems like a fair price to me. Granted, I paid less than 2/acre, but mine is 7 hrs away from seattle/off the grid/only accessible 9 months/yr. Straight up farmland goes for ~5k now days, and land that is approved for building will be more.
My sis bought 8 acres 30 min north of SF, SD. she paid 8k/acre. FWIW.

What Peter Said...10k/acre within an hr from Mpls is as good as you'll find. Although, I can tell you that any red pines that far south aren't likely to be big (dia.) enough. All the big'uns (12" tops, which is what you should be striving for in our climate) are farther north. We did, for example, find a 5 ac. Lot with some nice red & white pines in Nowthen, Anoka county, at around $50k, if I recall correctly. We changed gears though, as we don't have that in cash right now. Anoka and Chisago counties seem to have decent prices for being on the outskirts of the metro. Good luck.

what area did you build in? Negotiating right now on a parcel near Itasca .... but better than 15K per acre for 10 acre tract is where they at. Has lake and stream too but .... offer in at 30% less. Maybe they really want to sell bad enough as winter is nearing

good luck on the Itasca land. its beautiful up there. after you take the class, you can get some practical experience on our build in northern MN before starting on yours:) take the class. really, you won't regret it. and FWIW, I'd buy those logs...

If you want to be within 60-90 minute commute of the twin cities you should consider Milaca (foreston,bock princeton) area. I just closed on a 5 acre parcel with trailer well septic for 45k. There are even 20-50 acre parcels for 30k-80k. around that area.

I signed up yesterday for the January Vegas class. I have been on this site for many months but haven't contributed. Now that I have pulled the trigger and signed up I want to meet others especially from Minnesota that have taken the course.
To answer the other question: No thats not my tractor in the ice. I signed up while at work and didnt have any access to my pictures so i searched google images for something funny. I'm sure there is a funny story there but its not mine.
