Failed PERC test!

So Glad I had a contingency for the land passing a Perc. test before closing!

I met my engineer and an excavator down at the property I WAS going to buy...
Most of our NY snow has melted off, and my engineer knew it wouldn't perc before we dug by the way the water was standing on the flat spots. I had the excavator there, and he was getting his $200 anyway, so we tried at the 'Deep hole test'. It was all silt, and worse, the groundwater from the hill was coming in from the sides...

SO- my land deal is dead, better to find out now than after closing!

yeah, lawyer advised me to put that in...
saved me what would've been a nightmare to do a mound system. I really think I could build my roofed log shell for less that what the excavator told me he'd have to charge for a raised mound system with all the diversion from the slope...
happy to be free from that property, but still it takes the wind out of your hopes to break ground this season. At least spring turkey season is coming...
