hey, just finished a class in march, loved it, ready to build. first time in wa. fell for the area , any body have any suggestions where to buy property in yelm . olympia, anywhere actually, 5 acres with trees to clear to build my retirement home. thanks from the beto

Sorry I live in Colorado and know nuttin' about land up yonder. Just make sure you know all the restrictions before buying..ahum,, :oops:

There are some past posts about places to live/build in Washington in the members' section if you do a search. I'm in Alaska...can't help you much here either!

If you liked the area down around Olympia, you might hit the market at the right time. Towns like Aberdeen are in a state of flux. The lubmber companies and mills have pretty much moved out, so land prices are lower than most areas in the state. However, new tech development is moving in--so you might be able to hit it just right. A low investment with significant value gain in the near term.
With the interested in developing the economies in and around that area will come better services.
Take a look at the two largest realtor companies in the state online, to get an idea of land and existing home prices. For good deals on land, you will need to do some canvassing---if it is listed in the MLS, it is already overpriced. The market is starting to heat up.

I live in Olympia and am relieved to be moving soon because of the very high property taxes. It is a really pretty area, but I would recommend staying away from Thurston county and looking more in Lewis, Mason, and Grays Harbor. The prices are better, less traffic, less taxes, and very beautiful surroundings. And I know from current experience that the building inspectors in Lewis county are very reasonable...Thurston county not so much :)

Is it true there is way too much rain up there and many many grey days or is it only limited to certain areas..it sure loooks like beautiful country!

Kola, it all depens upon where you live.
On the penninsula you have rain forests and rain shadows.
Rain shadow areas are generally more like Northern California weather than what you see in Seattle.
2 Cents, that is an interesting concept. I'm wondering what is the motivation?
In WA state the big forested land holder in real estate is Pope (Pope-Talbot)--nice folks to deal with. If you see very large tracts of timbered or cleared lands for sale, chances are they are owned by Pope. I'm curious if they are doing anything similar.
Of course both Pope and weyerhauser moved active operations to Oregon and BC. The logged and timbered tracts they left behind must be making them quite a bundle on the real estate market.
