Tankless hot water heaters are great. Radiant floor heating works well in a concrete slab but not with a wood subfloor. It works off of thermal mass. It takes a while to heat all the concrete but once it's up to temp it stays that way easily

Our plan is to put in radiant floor heat off a ground source heat pump. Have a guy that is going to design it for us to install.
Will have tubes imbedded in 1 1/2" light weight concrete on top of subfloor.

@btwalls, ground source might not pay back well in western Washington...

@OP Tankless is better for when storing the water is inefficient. Not the case w/ hydronic.

We use tankless propane outdoor water heater for our camp cabin. We were concerned that we would not get enough heat due to creek water that is 50 whatever degrees that is ground temp. With it turned all the way down it is almost to hot for a shower in the summer, with it turned all the way up I can fill up the sink for dishes and can't put my hands in it for 30 minutes. This is using it unmixed with cold. The down side is that with it coming from the creek by hose on the top of the ground and the heater outside you have to be careful when the weather gets cold not to freeze the hose or the tank. Eccotemp L10 propane outdoor. About $230. There are also indoor models.
