We just bought 32 acres of heavily covered pine trees. Our plan is to build a 3 bd 2 .5 bath on it. We are trying to get in these classes. But they are back

3 bedroom, 2-1/2 bath... Sounds like a 35x35 to me.



You know, you'll probably save enough money buying the LHBA plans to more than pay for the class. I call this one a no-brainer.

'nudder question ?? - So a 30 x 30 is more like a 2 br and 1 bath then? Or is 1.5 bath managable w/o making other things to small? Trying to build model from dowels and it seems to me that extra 5' all around is huge deal and allows so much more. Also means much larger logs than what I have access to without paying for them.
Much prefer smaller so it fits into landscape better but no plan at this point for full basement due to terrain what I have above ground will be it.

It's about 20 miles out of talihina oklahoma side of a big hill in the kiamichi mountains awesome view average diam of trees is only 10-12 inches haven't measured height but they are pretty tall. Also have a handful of oaks about the same height with no branches till close to the canopy about 20-24" diam. Also lots or reddish rock that seem like they should be good for anything from piers and beams to drive way....

Go to the class , the quicker the better. LHBA is the way to build. Common sense, practical applications fits right in with Oklahoma where the wind goes sweeping over the plains.
That is a beautiful area and very appealing to a person wanting to live close to nature. I considered that area but could not resist the pull of Colorado and Cool weather in summer. Talihina Drive over into Arkansas is a National Treasure, especially in the fall. If You get off the main road 100 yards near Horse thief Springs you can walk on the old original government road built by the Army in 1800's, part of the Trail of Tears. Amazing area of History that should not be forgotten. IMHO Good luck with Your plans, they sound Great !

DB71-- Sounds like a great property in a nice area. Congratulations. Do try to take the next class. They're worth every penny. We couldn't be happier with our home built the LHBA way!

JJ Jr-- Unless you buy the LHBA stock plans, how many beds and baths you fit in a certain square six is totally up to your expectations, interior log structures, and creativity. As you've found in your planning so far, an extra couple of feet (not even 5) in both directions can REALLY help you fit more things in... especially when you start planning hallways and stairways. It seems like your upright supports always tend to end up in the middle of the hall or stair or bathtub the first couple of designs! ;) We built 36x36, with two above-ground levels and a generous loft, because 34 and 35 were too small and 38 was way too big.

If you haven't taken the class, you may find that your plans and expectations change quite a bit once you do. That was our experience, having started our home designs before the class and fiddled with them for a couple of months afterwards before we built. But the longer you think through your floor plan, in my opinion, the better able you'll be to see the "right one" when you get to it. Also, if you don't have the exact home site bought and selected, you might find you want to adjust your plans when you do, to take best advantage of site specific factors and, as you said, to fit best into your site landscape.

It seems from what I have been reading that the area our land is at has loblolly and piņon pines. Is it ok to build with both Or no? How do we identify them?

You say the prop is on the side of a mountain and has a creek. Does that mean that the creek is fast moving and has quite a bit of drop? If so, heck with solar/wind power generation. Go hydro!

One thing you'll hear a lot hear, use what you got. There are others here that will tell you if they are not fit for what we build. But I'm betting they are usable.

Thanks Ed and the creek runs laterally across the lower edge of the property but has very little in it right now. It does from Ariel photos appear to normally be moving quick

Db71, sounds like you have the beginnings of a great place. I am building with the stock plans 35x35 2.5 baths 4 bedrooms no basement or crawl space. You are welcome to cruise through my blog to see if that would work for you, I would not delay in taking the class though because that info will help you greatly in the planing stage.

Wishing you luck with getting into class soon! If you're already excited to start, prepare to have fuel added to the fire! We were in the middle of planning a wedding when LBHA started to take over my thoughts. We took the class and bought land shortly after. Jeremy has had to slow me down multiple times because I tend to dream and imagine and hit the ground running. The theme here is to take your time and it'll save you a lot of mistakes. So I'm learning, even though I'm still imagining what color stain will work best, and picking out wood burning stoves online. We will start clearing our land very soon, and we're thinking we'll go 35x35, possible explore the 36x36 option. At one point we definitely wanted 40x40, but we're going to go as small as we can while building something we can grow into. I think it'll be a lot more affordable and still give us the 3 bedrooms we'll need, a large living area, and multiple bathrooms. One thing is for sure, our plans change at least weekly, so we're learning to roll with the punches.

Where in NC? Brigitte? We just closed saturday on our "just under" 9 acres. Not taken the class yet but first one they schedule in 2013 I'm in! We are in Rutherford county.

I may be jumping the gun by saying this since I've not taken the class ......YET! LOL I think we'll find out we'll have MORE than just "neighbors" when getting to know all the members. I have a feeling though they will be far more than "neighbors", they'll end up being extended family. Surround yourself with people who build you up, encourage you, and offer a hand or sage advice. I've got an inkling, finding the LHBA, was more than just good fortune!

I just pulled out my set of 30x30 plans and am planning to have 4 bedrooms, 2 baths. No problem. Putting three bedrooms upstairs for when the kids come to visit plus the master bedroom downstairs.

I know plans will possibly change greatly once I attend class in March. I must ask though squarepeg, are you planning on leaving an open to the first floor from the second? At the moment I envision, great room, kitchen, dining area, master, and "powder room", on first floor. Two bedrooms, full bath, and office/play area open to the great room on second floor. We're also planning full below grade basement, unfinished at first but possibly finished with time. Leaning more towards 40 x 40 but may end up 30x 30.

Sounds like the typical 35x35 LHBA log home. Take the class, get the plan package and, whoooo BOY... Talk about a great head start.

Yeah LHN I can't wait til March. Getting even more eager each time I head up to the land. Seems the trees on site are not as large as I initially thought. Last time I was up there I did some measuring. The "eager" part is discovering through class where I may find some better logs. I know I know patience young jedi warrior. That's always been one of my personality weakness, patience. I have so much information rattling around in the noggin and a hunger for more. I peruse all venues of building supplies, design ideas, etc etc. Presently I think the most exciting aspect is once I've attended class getting out to some of our "new neighbors" in the area and putting hands on logs. I know I'll visit others in their build as much as they'll have me. Nothing like helping someone else while expanding our own knowledge base. I know I've not been this excited about "future" in a long time. It's a very good thing!

LOL oops, almost forgot to share. Picked up four sinks, two for master, one for half bath and one for "mud room" the other day for ten bucks each. Brand new in the box. I'll end up building the cabinets for them. My lovely wife and I have never had a house that has enough room in the master bath. LOL we may overdo it and make that large enough to hold a barn dance and crawfish boil!

LOL Ed, on second thought...... party in the master bath may not be such a good idea, however, we'd like to have the space for it, thus we'll probably overdo the masterbedroom/bath.
